Owner Information
- Owners wishing to rent their units must follow the established rental procedures and guidelines.
- An owner must assure a renter is registered with the PSBC Property Management office, has undergone a background check and has been fully informed of basic practices regarding mail, parking of cars, trash and recycling, terrace use, pets, etc.
- The use of the Common elements is conveyed to the renter with the lease and are relinquished by the Owner.

Key Point: Palma Sola Bay Club (PSBC) is not a Resort!
A. Initial Action
- Submit to the Screening Committee an application signed by the prospective tenant with reference names as required on the application form.
- Arrange for an interview between the Screening Committee and the applicant.
- After approval by the Screening Committee please furnish the office with a copy of the proposed lease.
NOTE: The lease should not be signed before. notice of approval has been received. - A fee as determined by the Board of Directors, but not to exceed the maximum allowed by law, must be submitted by the owner with the rental application to cover the Association’s cost of handling the initial renting by applicant.
- No fee will be charged for subsequent rentals to the same person. In the event the rental application is not approved a refund will be made of the difference between the fee and the cost of investigation and handling.
B. The minimum time period for any unit rental shall be for thirty (30) consecutive days. Exceptions may be made only for members of immediate family of the owner: Namely parent, sibling, adult son or daughter, or grandchild that is of age (does not include aunts, uncles, or cousins). Arrangements must be made by notifying the office in advance of such occupancy.
C. All rentals must have the written approval of the Board of Directors before occupancy. Tenant shall have no right to assign or sublease and shall agree to abide by the Rules and Regulations of the Association. Fines may be levied for multiple infractions.
D. Renters shall not loan the rental unit to another person.
E. The privilege of occupancy of a unit and the enjoyment and use of the common elements is conveyed to the tenant with the lease and relinquished to the owner.
F. It will be necessary for Owners renting or lending their units to furnish occupants with a copy of the Condominium Rules and Regulations, to see that they are properly registered in the office and have been informed regarding mail, parking of cars, trash & recycle, Terrace Use, Dogs, etc..
G. Owner will have a Renter sign a compliance form (the last section of the rental application form) indicating willingness to abide by the Rules and Regulations.
H. It should be understood that Palma Sola Bay Club assumes no responsibility for the renters or purchaser’s financial condition
